I’m Jacqueline Guertler, born and raised in Rio de Janeiro, Brazil. My roots have given me a deep appreciation for people, culture, and genuine connection. With over 11 years of experience in the multifamily apartment industry, I’ve developed a strong foundation in property management, operations, and investment growth strategies that deliver lasting results.
As the co-founder of Chico Property Management and a Realtor® with eXp Realty, I combine hands-on management experience with modern real estate expertise to provide clients with reliable, informed guidance at every stage of their investment journey.
My mission is to help property owners and investors maximize their portfolio potential through efficient management, transparent communication, and strategic insight. Partnering with me means gaining a dedicated professional who values your goals and treats your investments as her own.

I’m Mitchel Guertler, Managing Partner at Chico Property Management, LLC, & CEO of Suncoast Hospitality Management Group proudly serving South Florida. With more than 30 years of experience in the hospitality industry, sales, real estate, & property management. I’ve built my career around creating long-term value for business partners & owners. At Chico Property Management, we specialize in both short-term, mid-term and long-term rentals, providing full-service management that includes: Property acquisition and investment strategy Renovations and fix-and-flip projects Maintenance, cleaning, and guest coordination Marketing on Airbnb, VRBO, and long-term platforms Our goal is simple — to make property ownership stress-free and profitable. Before launching Chico, I worked with C.H. Robinson Worldwide, managing national and international sales in the logistics industry. That experience taught me the power of precision, communication, and strong business relationships. Later, as the founder of Sun-Coast Hospitality, I built a thriving service company that supplied ATMs, commercial laundry, and vending solutions to hotels across Florida. Running that business gave me deep insight into the hospitality industry — and the importance of reliable service and operational excellence. Today, I bring all that experience together to help clients maximize the performance of their properties while maintaining the highest standards of care. We manage properties across Miami-Dade and Broward counties, including Aventura, Miami Beach, Coral Gables, Downtown Miami, Fort Lauderdale, and other prime South Florida neighborhoods.
How do we handle maintenance requests?
Our 24/7 maintenance coordination ensures quick and reliable service. For repairs exceeding $300, we obtain multiple bids for your approval. Emergency issues are prioritized and resolved immediately to protect your property.
What is our property management fee structure?
Our pricing is transparent with no hidden charges. Management fees range from 7–10%, depending on property type and portfolio size. Leasing fees are $500 per placement, with lease renewals at $250.
How do we screen tenants?
We use a rigorous 7-point screening process, including background checks, credit verification, rental history, income confirmation, and landlord references, ensuring only high-quality tenants are placed.
How do we market rental properties
We provide professional property marketing, including high-quality photography, listing on top rental platforms, and strategic pricing analysis to minimize vacancies and maximize rental income.
Can property owners use their own contractors?
Yes, we are happy to work with your preferred vendors. Alternatively, we offer access to our trusted network of licensed, insured contractors who provide excellent service at competitive rates.
